How much is the Condo Fee?
The current condo, or maintenance, fee is $80 per month for each lot.
The fee helps cover the operation, maintenance, and upkeep of the Park’s common facilities, amenities, infrastructure, and Association-provided services.
Each owner is responsible for establishing and paying for their own water and electric service, as well as any other desired and available utility services, through the appropriate local utility providers.
If we buy 2 adjoining lots will there be 2 condo fees?
Generally, yes. Each lot is a separate Unit and is subject to its own condo fee.
There are a limited number of lots that were combined under prior governing documents and covenants and were grandfathered to pay only one condo fee. That grandfathered status applies only to those specific properties.
If you purchase two separate adjoining lots that do not already have this grandfathered status, each lot will remain subject to a separate condo fee.
Can we live in the park year round?
Yes. However, Holiday Out was not originally designed for year-round living, so some facilities are seasonal.
The main bathhouse (Bathhouse D) remains open year-round and has water throughout the winter months. Because temperatures on the Cumberland Plateau can become extremely cold, owners who remain in the Park during the winter should take appropriate precautions to protect their water lines and plumbing from freezing.
The smaller outlying bathhouses are closed each year from November 15 until the second Saturday in March.
The Park Office and the laundry facilities located within the office building remain open year-round for the convenience of our members.
Are there any sites or campers for rent?
No. Holiday Out does not permit the rental or leasing of RV lots or sites, nor does it permit the rental or leasing of campers, travel trailers, RVs, park models, or similar accommodations located within the Park.
Are sheds allowed?
Yes. Sheds are allowed, subject to approval and the requirements of the Park’s Architectural Rules and Regulations.
The location and size of a shed must be appropriate for the available space on the lot. Consideration will also be given to its impact on the view from neighboring RVs and lots and on the appearance of the community.
Sheds must not infringe upon property lines or be placed over water connections, sewer cleanouts or manholes, natural gas lines, or other utilities. They also cannot restrict access to electrical boxes, meters, utility lines, or other utility equipment.

Are we allowed to add porches and room additions?
Yes. However, just as with adding a shed, the owner must submit an application and receive approval before making these modifications.
All room additions, porches, and similar modifications must meet the applicable building specifications and requirements contained in the Architectural Review Committee (ARC) Rules and Regulations and must be approved by the ARC before construction begins.
Is there a trash service?
Yes. Dumpsters are located next to the Pavilion for the disposal of household trash only.
Large, heavy, bulky, construction-related, or other items that are not considered household trash may not be placed in the Park dumpsters. A Cumberland County convenience center/landfill is located nearby for the disposal of these and other appropriate items.
Are mobile homes allowed?
No. Mobile homes are not permitted.
Only recreational vehicles (RVs), including park models, camper trailers, and similar units that meet the requirements established in the Park’s Architectural Review Committee (ARC) Rules and Regulations are allowed.
Generally, these units may not exceed 45 feet in length, 13.5 feet in height, 12 feet in width at their widest point with all slide-outs or movable projections retracted, or have a footprint greater than 400 to 420 square feet.
Many owners add approved porches, screened rooms, or other permitted additions to increase their usable living space. All such additions are subject to the ARC Rules and Regulations and require approval before construction begins.
Are pets allowed?
Yes. Household pets are allowed, with a maximum of three (3) pets per unit. Reptiles, exotic animals, farm animals, and poultry are not permitted, nor are household pets with an aggressive nature.
When outside the owner’s RV, pets must be kept on a leash and under control at all times. Pets may not be allowed to run loose and may not be left outside during quiet hours. Owners are responsible for cleaning up after their pets and ensuring they do not create a nuisance, including excessive barking.
Pets are also restricted from certain common areas, including the beach and waterfront, bathhouses, laundry, Park Office, Pavilion, Putt-Putt area, and other common recreation areas, unless they are being carried or are in a pet carrier.
