The monthly condo or maintenance fee is $75 per month. Each owner is responsible for their own water and electric services and associated costs from the local utility service providers.
It depends. There are some combined lots grandfathered in and they are the only ones that only pay 1 condo fee. If you buy 2 separate lots that are not already combined then you will have 2 condo fees.
Yes. However, the park was not designed for year-round living. Therefore, only the main bathhouse (Bathhouse D) remains open from year round and has water throughout the winter months. Because it can get extremely cold on the Cumberland Plateau, extra precautions are needed to keep water pipes from freezing. For that reason, the smaller outlying bathhouses are closed from November 15 until the 2nd Saturday in March. The office and the laundry facilities contained therein remain open year-round for the convenience of our members.
Our rules do not allow for the rental or leasing of RV lots/sites and/or any camper trailer, RV, park model, etc. located inside the boundaries of the park.
Yes, one 80 sq ft shed (8x10) is allowed. Larger Sheds can be allowed per the Architectural Review Committee (ARC) Rules and Regulations. For any size shed, per our ARC Rules and Regulations, a permit must be applied for and approved by the ARC.
Yes. However, just like the process to put a shed on the lot, the owner must apply for and get an approved permit to make these modifications. All additions, porches, and other such modifications must meet the building specifications as stated in the Architectural Rules Committee (ARC) Rules and Regulations and are approved by the committee.
There are dumpsters located next to the pavilion for household trash, only. There is a county landfill nearby for large/heavy materials and other items not classified as household trash.
No, only units designated as "RV" (Recreational Vehicles) and that are under 400 sq. feet are allowed. Lofts in park models do not count in the square footage. Many people add on porches and screen rooms to increase their living space.
Yes, pets are allowed. However, here is the rule from our Park's Rules and Regulations regarding pets.
Only customary household pets are allowed. Pets will remain in the camper or if outside must be kept on a leash and under control at all times. No pets are to be tied outside an RV unless the owner is present, or unless the owner is outside with the pet. No pets are allowed on the beach, in the bathhouses, or in any recreation area unless they are carried or in a pet carrier. Under no circumstances are pets to run loose or to soil anyone’s property but your own. Pet owners are to clean up any waste products and dispose of them properly. Nuisances such as excessive dog barking that interferes with the peaceful enjoyment of one’s property will not be allowed.
